Behind the business card, I want you to know that I hold degrees in nursing, psychology, economics, and an M.B.A. — I’ve even been to law school. A background in service through the U.S. Army shaped my discipline and commitment to the people I serve.

Choose Your Advisor
The best fit for you is the most important decision. A buyer’s agent represents your interests — they know the market, home values, and can find properties before they hit the MLS.
Choose someone who listens and communicates clearly. Review and sign a representation agreement so your advisor can get to work.
Pre-Approval
A letter from a lender confirming they’ve evaluated your finances. It shows sellers you’re serious and gives you a crystal-clear picture of what you can afford.
Learn what you can afford — and decide what you want to afford. Gather tax returns, W-2s, pay stubs, and bank statements. Apply online or talk to a loan officer.
Showing Strategy
Your advisor builds a tailored plan — targeting neighborhoods, defining must-haves, and preparing your approach for offers including terms, contingencies, and competitive strategies.
Be honest about your budget, lifestyle, and priorities so your advisor can prepare you to move quickly when the right home appears.
Find Your Home
The exciting part — searching via the MLS, agent networking, canceled listings, and targeting neighborhoods. First 3 homes: in-depth discussion. First 6 homes: ready to write an offer.
Tour homes, take notes, and stay open. When you find “the one,” your agent drafts a competitive offer backed by your pre-approval letter.
Inspection
A professional inspection reveals the true condition of the property. This is your chance to learn about your new home and negotiate repairs for health, safety, and functionality issues.
Review the report with your agent. Negotiate repairs or credits for significant issues to protect your investment.
Appraisal
Your lender validates the purchase price by comparing to recent comparable sales. This ensures the home is worth what you’re paying — protecting both you and the lender.
Your agent coordinates access. If the appraisal comes in low, your agent helps negotiate next steps with the seller.
Title Work
The title company performs a search to verify legal ownership and check for liens or encumbrances. Once clear, they issue title insurance to protect you from future claims.
Your agent and title company handle this. Review the title commitment when it arrives and ask about anything unclear.
Loan Finalized
Your lender finalizes underwriting and provides “clear-to-close.” Your final cash-to-close is confirmed 3 days before closing via the Closing Disclosure.
Review your Closing Disclosure carefully. Schedule your wire or cashier’s check — confirm instructions directly with title, never by email alone.
Final Walk-Through
Typically the day before or day of closing — your last chance to verify the home is in substantially the same condition and that agreed-upon repairs are complete.
Check all systems (HVAC, plumbing, appliances), verify repairs, and flag any concerns with your agent immediately.
Closing
Closing day — ownership officially transfers. Sign all documents with the title company, your lender funds the loan, and the deed is recorded.
Bring your ID and cashier’s check. Sign the documents, get your keys — congratulations, the keys are yours! Welcome home! 🏠
